The Canopy Opened With a Drive-Thru. The Grocery Store Everyone Actually Wants Is Still Months Away.

If you live in the Great Park Neighborhoods and drove past the corner of Bosque and Great Park Boulevard last week, you probably noticed cars stacked into a new drive-thru lane. That's In-N-Out, and it opened on September 4, offering Irvine its second location and the first one inside Great Park itself. It's a genuinely useful thing to have five minutes from home. It is also not the thing most residents have actually been waiting for.

The retailer everyone in this neighborhood has actually been asking about since it was first named as the project's anchor tenant back in 2025 is T&T Supermarket, a 34,000-square-foot Asian grocery anchor that's still slated for later this year. The burger place beat the grocery store to the finish line, and that sequencing tells you something useful about how this corridor is actually going to come together over the next several months, not all at once.

What's Open Right Now, and What Isn't

The Canopy at Great Park is a 12-acre, 90,000-square-foot retail and dining project built by Almquist, the same developer behind Rodeo 39 Public Market in Stanton and River Street Marketplace in San Juan Capistrano. Construction broke ground in spring 2025, and the project announced its first wave of 13 confirmed tenants in March 2026. Right now, In-N-Out is the only one of those names with a confirmed opening date behind it. Everything else is still arriving in stages.

That gap between "announced" and "open" matters if you're the one planning your week around this place. The developer has said several shops and eateries are expected to open before the end of the year, with a broader rollout continuing into 2027. In practice, that means the fall you're living through right now is the awkward middle: one drive-thru operating, a grocery anchor still under construction, and a dozen names on a sign that haven't cut a ribbon yet.

The Grocery Store Is the Real Story Here

T&T Supermarket matters more than any single restaurant opening in this project, because it's the first thing that actually changes a resident's errand list. This will be T&T's first Orange County location and its first Southern California store, period, following the chain's U.S. debut in Bellevue, Washington in December 2024 and a Northern California store at San Jose's Westgate Center that opened earlier this year. The Irvine store is expected to create around 180 jobs and will include a self-serve hot food bar with Peking duck, a barbecue station and a sushi counter, plus made-to-order street foods like Chinese crepes and Taiwanese-style rice rolls.

That's a different kind of anchor than a fast-food drive-thru. A grocery store changes your weekly routine. It's the difference between driving out of the neighborhood for groceries, which residents here have been doing for years, and picking up dinner five minutes from your own front door.

That's Almquist CEO Dan Almquist, describing the intent behind the project when the first tenant list was announced. It's also, more or less, the honest read on why a burger stand opening first feels a little anticlimactic. The thing residents actually asked for is still under construction.

Why This Corridor Isn't Trying to Be the Spectrum

It's worth being clear about what The Canopy is not trying to become. Irvine Spectrum Center, on the other side of town, spent this year absorbing Din Tai Fung, a 15,000-square-foot restaurant that's pulling weekend wait times of 30 minutes to more than two hours. The Spectrum is a regional draw, the kind of place people plan a trip around.

The Canopy is being built for a much shorter trip. Osen Urban Table's team has described wanting the restaurant to feel like a neighborhood spot people return to regularly, not a destination people drive across the county for. Shootz, the Hawaiian street food concept known for its kimchi butter chicken katsu sando, is joining a lineup that reads more like a well-curated food hall than a tourist stop. If you want the long line and the big-name opening, that's still happening at the Spectrum. If you want a coffee run or a Tuesday night dinner that doesn't require getting on the freeway, that's what this corner is for.

The Bigger Picture Behind the Storefronts

The Canopy is the first commercial project of its kind inside the Great Park Neighborhoods, which matters because this community has grown for years without a retail center of its own. The broader Great Park project it sits inside is a $1 billion undertaking spanning 1,300 acres, with more than 500 already developed, and the city has described the finished park as larger than both Balboa Park in San Diego and Central Park in New York. The Great Park Sports Complex nearby already draws more than 8 million visitors a year, which is part of why T&T specifically cited that traffic when explaining its choice of location.

Further out, the Cultural Terrace phase of the Great Park is expected to bring in the Orange County Music & Dance campus, the Flying Leatherneck Aviation Museum, Pretend City Children's Museum and the Asian American History Museum, alongside a planned 10,000-seat permanent amphitheater and two 35-acre lakes. Most of that is targeted for completion between 2027 and 2029, which puts it well past this fall's drive-thru opening but gives you a sense of how much is still moving into place around this one shopping center.

What to Actually Expect This Fall and Winter

If you live nearby, the realistic version of the next few months looks like this: In-N-Out stays busy while everything else fills in around it. A handful of the announced restaurants and shops should open before year's end. T&T Supermarket, the tenant most likely to change your actual routine, is the one to watch for a firm date, since "later this year" is the most specific window announced so far. The full mix, including the retail and lifestyle brands like Free People Movement and Solestage, isn't expected to be complete until sometime in 2027.

None of that makes the burger stand less useful on a Tuesday night. It just means the corridor everyone's been picturing, the one where you can grab groceries, coffee and tacos without leaving the neighborhood, is still a few seasons away from being real.
