Costa Mesa This Fall: The MET, Segerstrom's 40th, and a City Running on Two Anchors

For a long time, if you asked a Costa Mesa resident where the center of the city was, the honest answer was Town Center Drive. Segerstrom, South Coast Plaza, the Symphony, the plaza fountains. Anton Boulevard, one block south, held the office towers everyone drove past on the way there.

That is quietly changing this year. Anton is picking up its own dinner-and-a-walk gravity, and it is doing so in the same season Segerstrom Center celebrates its 40th anniversary. If you live here, fall 2026 is the first stretch where both sides of the neighborhood pull at once, and it is worth planning around.

The Anton Boulevard shift, in dates

The clearest way to see the shift is to line up what has actually opened, permitted, and been announced within a few blocks of 575 Anton.

• January 26, 2026 — Pacific Pearl Cafe, chef Michael Campbell's fresh, flavor-driven cafe from San Juan Capistrano, opened its second location at The Met in Costa Mesa. The Met address is 575 Anton Boulevard.
• January 29, 2026 — Pacific Pearl ribbon cutting on The MET's own events calendar, marking the campus's first food-and-beverage tenant of the year.
• 2027 — Oceans & Earth, the Yorba Linda restaurant known for its organic cuisine and gluten-free menu from chef Adam Navidi, is preparing to open a Costa Mesa location at The MET, the reimagined office campus at 535, 555, and 575 Anton Boulevard.

The connective tissue is a completely re-imagined office campus offering a first-class, collaborative, amenity-rich workplace both indoors and out, with meticulously planned amenities and project-wide enhancements. Translated out of leasing-brochure language: three towers that used to empty at 5:30 p.m. now have a coffee-and-lunch operator, a full sit-down restaurant on deck, and a public-facing events calendar. If you have been in the neighborhood ten years or more, you know how unusual that is for Anton.

What Segerstrom's 40th does to the fall calendar

One block north, Segerstrom Center is not celebrating quietly. The 40th anniversary 2026–27 Broadway season launches September 22 with Disney's Beauty and the Beast and runs through August 2027, featuring 11 productions including The Outsiders, Water for Elephants, The Great Gatsby, Maybe Happy Ending, Death Becomes Her, and more.

That opener is the one to circle. Beauty and The Beast is Disney's first North American touring version of the show in more than 25 years, and the Costa Mesa run stretches from September 22 through October 11, 2026. Three weekends. If you have kids in the house or grandkids visiting, this is the calendar event most residents underestimate the demand for. Weeknight performances during the second and third week are usually where locals find better seats after the opening rush.

What is different this year is that the pre-show and post-show hours have somewhere new to go. In prior seasons, dinner meant South Coast Plaza's restaurant row or a walk to the Marriott. This fall, a short walk down Avenue of the Arts drops you at The MET's Pacific Pearl for a coastal breakfast-and-lunch operation that stays casual, or holds the space for a weekday matinee reset before the drive home. It is not a dramatic addition on paper. It changes the choreography of a Segerstrom night by about fifteen minutes and one parking decision.

The Bristol Street counter-scene

While Anton is filling in, Bristol Street is doing something different. It is turning into the part of Costa Mesa that a serious diner from Los Angeles would drive down for on purpose.

On a stretch of Bristol Street already defined by polished dining rooms and steady foot traffic, on March 23, 2026, Costa Mesa gained two concepts that don't compete for attention. Highball and Naisho Omakase share a team and a philosophy. The team is led by co-founders Thomas Pham and Andrew Le, Chef Shimpei Shinohara, and bar leads Justin Oh and Tony Morabito, and at Highball the philosophy is rooted in Japanese "Authentic Bar" culture, a style that treats bartending as disciplined craft, where a highball of whisky and soda becomes a test of precision, balance, ice, and dilution. Naisho is a 14-seat omakase counter behind it.

Two blocks north on the same corridor, Earlybird Breakfast Burritos officially held its Costa Mesa grand opening on January 17, 2026, at 2930 Bristol Street, with regular hours beginning the next day. A quieter opening, but the kind of everyday anchor that changes how you plan a Saturday morning.

Further out, Diner Noche at Hola Adios serves craft coffee by day and Wednesday through Saturday after 5 p.m. transforms into a cozy diner with smash burgers, fried chicken sandos, New Jersey-style disco fries with toppings from chorizo to carnitas, and everything cooked in beef tallow by owner Ryan Jimenez, at 120 Virginia Place. That is a very specific point of view on a very specific block, and it is the kind of place that will pull residents from Mesa Verde and Eastside who used to default to Newport for dinner out.

Where residents actually spend a weekday evening now

The easiest way to see how the map has shifted is to look at what is new against what was there in 2023.

Café Mesa at Lions Park is one of the more interesting projects, with local business Neat Coffee awarded the contract to operate the new 1,100-square-foot café in the city-owned park — a project designed to create more community gathering space around the library and civic center area.

The parks are back online too

None of this happens in a vacuum. The city is finishing several public-space projects on a similar timeline. Ketchum-Libolt Park improvements began the week of January 5, 2026, with completion expected in late summer 2026. TeWinkle Park is also seeing a major lake repair and rehabilitation project with improvements including a new liner, water quality upgrades, landscaping enhancements, and shoreline rebuilding, with a project end date of summer 2026.

For residents who use TeWinkle for a morning walk, the payoff arrives right as the fall calendar picks up. Same for the families who use Ketchum-Libolt. Neither is going to change property values on its own. Both change what a Saturday looks like in the neighborhoods around them.

Why this matters if you own a home here

Real estate is not the point of this post, but there is a market observation worth naming. When a city gets a second cultural anchor within a mile of the first, the neighborhoods between them tend to become more legible to buyers. Mesa Verde, Eastside, and the Halecrest area sit inside a walking-or-short-drive radius of Anton, Bristol, and Town Center. For a decade the pitch to a Newport buyer looking inland was "you get more house." That is still true. What is new is that the trade-off in daily life has narrowed. Dinner options, a morning coffee inside a working park, three weekends of a Disney touring musical, and an omakase counter opened by a team from LA are now inside a fifteen-minute frame.

That is a soft signal, not a market call. But soft signals move first, and the residents who notice them earliest tend to be the ones already living inside the frame.
